City Weighs New Zoning Changes for Archerfield Homes

Changes are on the way for a dozen new homes planned in Smyrna’s Archerfield Subdivision. At the latest City Council meeting, a zoning amendment for the residential development near Campbell Road got the green light—clearing up how tall homes can be, how close they can sit to property lines, and how long driveways need to be.

Here’s the scoop on what’s changing—and why it matters.

A Bit of Background

The site, located at 3400–3420 Archerfield Way, was originally rezoned in 2021 (case number 221‑006) to allow a 12-lot single-family development. The land had previously been zoned for neighborhood shopping.

Now that the site work is finished and construction is ready to move forward, the developer requested a few technical changes to the zoning. These updates are focused on maximum building height, as well as the spacing between homes and the street.

What’s Actually Changing?

The zoning amendment includes several specific updates:
- Increasing maximum building height to 38 feet, measured from average ground elevation to the midpoint of the roof.
- Adjusting driveway lengths: 20 feet minimum for Lots 1–3; 22 feet minimum for Lots 4–12.
- Tweaking building setbacks: front setbacks range from 17 to 20 feet, side setbacks are 5 feet, and rear setbacks are 10 feet for all lots.
- Keeping key lot standards: minimum floor area of 1,800 sq. ft., minimum lot size of 3,150 sq. ft., 35-foot minimum lot width, and up to 58% impervious surface coverage.

Community Development Director Russell Martin presented the changes and recommended approval, noting they align with the spirit of the 2021 plan. The updates help the project better fit with nearby utility placements, right-of-way dedications, and overall infrastructure limits.

City Council approved the amendment with 42 standard and special conditions in place. The development is officially tied to the original site plan (dated 10/19/2021) and updated housing elevations submitted on 3/14/2025 and 4/2/2025.

What About the Neighbors?

The development sits near the border of the Argyle Estates neighborhood and backs up to Campbell Road. A landscaped buffer between the communities will remain in place, and the revised plans also require new sidewalks and landscaping along Campbell Road and nearby Atlanta Road.

What’s Next?

Expect to see vertical construction begin soon on the 12 single-family homes—with plans for HOA management, stormwater features that double as green space, and enhanced streetscapes.
